PINE BROOK HILLS HOMEOWNER’S ASSOCIATION
GENERAL MEETING MINUTES
July 27, 2006
The Thursday, July 27,
2006, general meeting of the Pine Brook Home Owner’s Association was held at
the Chautauqua. The meeting was called to order by President Tim Triggs at
6:45 pm. Approximately 35 residents were in attendance.
Announcements:
Concours/Car show and block party Sunday, August 27.
Car
show 12 noon – 5:00 pm $10. Block party 5:00 – 8:00 pm $25.
Dam dedication ceremony, Saturday September 23, 9:00 am.
Home tour plus dam visit including visit of the water filtration system,
Saturday and Sunday September 23 and 24, 10:00 am to 4:00 pm. $15 in
advance, $20 on tour days. Get advance ticket info as well as event details

Looking for volunteers.
October HOA meeting, October 25, 6:00 pm potluck, 7:00 business meeting,
program to be determined, location to be at Pine Brook Community room.

Reports:
Reservoir – District
Manager: construction of filtration plant proceeding at high speed.
Fire District – Chief:
We're still in high fire danger. Lighting has already caused some fires.
Please report any smoke instantly. U.S. is in shortage of firefighters
however Boulder County firefighters are not traveling until the weather
patterns changes substantially. Information about “Third Arm” will be
distributed shortly. The “Third Arm” group will help with evacuations:
traffic control and evacuation of pets. Fire department sent out DVD.
Evacuation “Hot Sheet” is being developed covering evacuation routes and
procedures.
Treasury – Treasurer
(former): by Jack Walker, former treasurer. Unfortunately treasury spread
sheet was not available.
Timber Lane Fuel Break –
Project Manager Tim Triggs. Funds are used up for this 2-year project funded
50% by State and 50% by PBH. A grant application will be submitted in the
fall, in hopes of obtaining matching funds for next year, in order to
continue the project.
Beetle Busters – Member:
Param Singh. Beetle Busters are a group of volunteers who check PBH trees
for beetle infestation and then make recommendation accordingly. Up to date,
they have inspected about 15 properties. So far, this year, infestation in
PBH has been low.
Old Business:
Minutes from April 26
meeting – Secretary – moved, second, approved.
Dollar amount of future
HOA dues: proposal to increase them to $100. Only about 65% of PBH residents
paid dues in 2006. Need to encourage everyone to pay current dues. Start
with thanking residents that paid, then start increasing pressure on
households that have not paid. Reminder phone calls might also be very
helpful. We might also want to set up check boxes with fee options of $50,
$100, and $200. No actual motion was put forward. Discussion will continue
at the next HOA Board meeting in September.
New Business:
Presentation of PBH HOA
Mission Statement, as proposed by the HOA Board. – Time did not allow for
this presentation.
Nomination of HOA
Treasurer for 2007 & 2008: Dave Davies nominated
The meeting was adjourned at 7:25 pm.
