PINE BROOK HILLS HOMEOWNER’S ASSOCIATION
GENERAL MEETING MINUTES
JULY 26, 2007
The Thursday, July 26,
2007 general meeting of the Pine Brook Hills Home Owner’s Association was
held at the Chautauqua picnic shelter. The meeting was called to order by
President Tim Triggs at 6:45 pm. The meeting was followed by the Colorado
Music Festival concert at 7:30.

residents were in attendance.
Event
Announcements:
October HOA meeting,
Thursday October 31, 6:00 potluck, 7:00 program (TBA) followed by business
meeting.
Reports:
Reports
on fire district, water, fire mitigation, etc. will be given in a very brief
format by the President.
Boulder County announced a no-burn
restriction for Boulder County to be effective 7/27.
The PBH reservoir is full at this point.
But water supply from Four Mile Canyon has recently become unavailable due
to low flows in the creek.
Timber Lane and Sunshine Canyon fire
mitigation project are completed. City of Boulder will finish their part
within the next 2 months.

Business:
Minutes from April 25, 2007 meeting –
Secretary Meeting minutes moved, seconded, and approved.
Treasury update – Treasurer: about 80% of
PBH residents paid HOA dues. We're about $10K ahead of last year.
Nominations for new Vice President and
Secretary (terms to begin 1/1/08)
Nominations: Vice President: Sally Ashby,
Secretary: Marla Saville
Re-vegetation of the Dam: It's not clear
when the dam will be backfilled. The State has indicated that the dam has to
be full at least for six months before inspection/approval for backfilling.
Recreational Use of the Reservoir area:
Div. Of Wildlife has problems getting
enough pure Cutthroat Trout to stock the PBH reservoir. Therefore the Water
Board has introduced other species because of the positive effect on the
water quality. Fishing might be allowed as early as next year.
PBH Water Board survey results:
55% of PBH members responded to survey
75 % were in favor of recreational use of
reservoir
75% were in favor of fishing
50% were interested in boating
50% wanted to allow dogs.
The Water Board will
begin discussions of recreational uses and associated budgeting, beginning
in September.

Starhouse introduction: It's a
trans-denominational church. They want to be well connected with PBH.
